Parking Lot Paving in Louisville, KY

Your parking lot is the first thing customers, tenants and visitors see, and a cracked, potholed lot is a liability as well as an eyesore. Commonwealth Paving has paved commercial parking lots across Louisville and Southern Indiana since 1988, from small church and office lots to large retail and warehouse sites. Every project starts with a free site visit and a clear written proposal.

Signs Your Parking Lot Needs Attention

  • Potholes and broken edges that can trip customers or damage vehicles
  • Alligator cracking across large areas
  • Water ponding after rain
  • Sinking or soft spots
  • Faded striping and worn ADA markings
  • Loose stone and raveling surface

If you see more than one, it is worth having a pro look at the lot before the damage spreads. Fixing it early is almost always cheaper than replacing it later.

New Lots, Resurfacing and Parking Lot Repair

  • New parking lot construction. Grading, stone base, drainage and asphalt for new builds and expansions.
  • Full replacement. For lots that have failed down to the base.
  • Milling and resurfacing. We remove the worn top layer and lay new asphalt, keeping the existing base and grades. Often the best-value option for an aging lot. See our milling service.
  • Parking lot repair. Pothole repair, patching and crack sealing extend the life of your lot and cut trip-and-fall risk.
  • Maintenance. Sealcoating protects the surface from oil, sun and water.

What Affects the Cost of Parking Lot Paving

Every lot is priced after a site visit. These are the factors that move the number:

  • Size. Total square footage is the biggest factor.
  • Scope. Repair, resurfacing and full replacement are very different jobs.
  • Base condition. Soft or failed areas need to be dug out and rebuilt.
  • Drainage. Grading changes or drainage fixes add work.
  • Access and phasing. Working in sections around a busy business takes more planning.
  • Striping and extras. ADA markings, speed bumps, bumper blocks and fire lanes.

Our Parking Lot Process

  1. Site visit. We assess the pavement, drainage, traffic and how the lot is used.
  2. Written proposal. Clear scope, options (repair, resurface or replace) and a schedule.
  3. Planning around your business. Phasing, signage and timing to keep you open.
  4. Base repair. Soft or failed areas are dug out and rebuilt before paving.
  5. Paving and compaction. Hot asphalt placed and rolled to the right density.
  6. Striping and finishing. Lines, ADA markings, speed bumps and bumper blocks.
  7. Walk-through. We review the finished lot with you and recommend a maintenance schedule.

Drainage: Where Most Lots Fail

Standing water softens the base and breaks down asphalt from underneath. During the site visit we look at where water collects and where it needs to go, and build the right slope and drainage into the work so the new surface lasts.

Keeping Your Lot Open During Work

Most businesses can’t close their lot. We can work in sections and plan the timing around your business, so customers and staff can still park and get in.

Parking Lot Striping, ADA and Finishing

A new lot isn’t finished until it’s marked. We handle parking lot striping, ADA-compliant accessible spaces and symbols, fire lanes, directional arrows, speed bumps and bumper blocks.

Who We Work With

Retail centers, office buildings, churches, schools, apartment communities, HOAs, warehouses and industrial sites, and property managers with several locations. One contractor, one point of contact, consistent quality across your properties.

Over the years I have had my driveway resealed many times. This was the first time by Commonwealth Paving. It was by far the best resealing job I have ever had. The crew of five were outstanding. It was obvious they knew exactly what they were doing and did it very well. I will recommend this company without hesitation.

I was very impressed with Commonwealth Paving We had a few delays in our driveway being re-pavement due to weather and staffing issues, however they were always sure to communicate about the delays which is appreciated. They would call and show up when they said they would. They explained everything about their process and did an excellent job. Would definitely recommend !
